Business-class housing is becoming more expensive and selling worse

North-West leads the market of new business-class buildings in Moscow by the end of 2024
According to the results of 2024, the largest number of transactions with new business-class buildings were concluded in the North-West Administrative District - every fifth. The Eastern District closes the rating - only 2% of transactions. However, in 2023, the outsider had two times fewer of them - 1% among all districts.

According to analysts at Kalinka Ecosystem, by the end of 2024, the territorial situation in demand on the primary business class market in Moscow looks unchanged, although with a change in the leader. Demand was taken into account in all districts of "old" Moscow, except for Zelenograd - due to the absence of housing in the above-mentioned segment in the most remote part of the capital.
The northwest took first place in terms of the number of business-class apartments sold - 5,344 (20%).
The 2023 champion, the Southern Administrative District, moved to second place, having lost ground slightly. In 2024, 4,810 apartments (18%) were sold there.
The Western District closes the top three with 4,275 (16%). The Central District took sixth place with 2,672 transactions (every tenth).
- Despite the fairly high demand due to the launch of new residential complexes and installment plans from developers, the total number of transactions decreased by 8% compared to 2023, - says the company's CEO Alexey Chumalov. - The main reason, of course, was the gradual increase in the key rate since the beginning of the year. At the same time, the average transaction budget increased by 7% and amounted to 32.3 million rubles.
