The trend shows varying dynamics across the city, with a preference for semi-central and residential areas, thanks in part to new construction projects and investor interest.
In Verona's historic center, prices have seen a modest increase (+1.0%). Luxury properties, particularly those with panoramic views of important squares, remain the most sought-after, with prices reaching up to €7,000-8,000 per square meter.
The area remains attractive to investors interested in converting it into a vacation home , a phenomenon that, combined with the lack of parking, makes the market less competitive for families, who prefer to move to more peripheral areas. The rental market for two-bedroom apartments stands at around €800 per month. New construction is underway at the former Bank of Italy headquarters and on Stradone San Fermo, with prices for new apartments ranging between €8,000 and €9,000/sq m.
Borgo Venezia is growing rapidlyThe Borgo Venezia macro-area recorded one of the largest increases in the period, +5.3%. This increase is due to limited supply and growing demand, also supported by the credit market. The area is popular for its proximity to the city center and accessibility.
In recent months, there has been an increase in student housing, with rents around €350 per room, encouraging small investors to purchase. Average prices for used properties are €1,300-1,400/sq m, while renovated properties range from €2,000-2,500/sq m. The hilly areas of Novaglie, Nesente, and Santa Maria in Stelle are primarily home to detached houses and rustic farmhouses.
