Among the major Italian cities, Milan is not the one where garages cost the most. Although the Lombard capital is currently the most expensive city in Italy both to buy and to rent a property, if you look at garages the situation changes. This is what is highlighted by the latest research by Immobiliare.It Insights, the proptech company of the immobiliare.It group, the leading real estate portal in Italy, specialized in market analysis and data intelligence.

Sales: Bologna and Florence on the podium

The study photographed the current prices of garages on offer in 12 large Italian cities and analyzed the changes compared to 2021. In the ranking of prices of garages for sale, there are 3 cities ahead of Milan. After the leader Naples, where the average cost of a covered parking space is just over 2,530 euros/m2, we find, about 200 euros/m2 lower, Bologna and Florence, at about 2,350 euros/m2 and 2,335 euros/m2 respectively. Milan is immediately at the foot of the podium, fourth, at an average of 2,310 euros/m2. Rome is in sixth position, behind Genoa: to buy a garage in the capital you need just over 1,700 euros/m2.

Rent: Milan second

If we shift the focus to rents, Florence earns first place, and is also the only one among the large cities where the price of a garage for rent reaches an average of 12 euros/m2. Milan takes second place, with 11.5 euros/m2, while Bologna and Naples secure third and fourth place, with 11.3 euros/m2 and 11.2 euros/m2 respectively. In terms of sales, Rome overtakes Genoa and climbs to fifth place: in the capital, the average cost to rent a garage is 10.7 euros/m2, while the cost in the Ligurian capital is 9.5 euros/m2. It drops below 9 euros/m2 in Palermo, in seventh place with 8.7 euros/m2, while the same amount is paid on average in Catania and Bari, with 8.1 euros/m2. Finally, in 3 cities, the rental costs of a garage do not reach 8 euros/m2: among these there are two large Veneto cities, Venice (7.9 euros/m2) and Verona (7.4 euros/m2), while Turin is the most convenient metropolis for renting a garage, with an average of 7 euros/m2.
