Hope for low-income earners: Step into housing with a real estate certificate

LOW-INCOME HOUSING WILL BE OWNED

Doğan Dağ, Vice Chairman of the Board of Directors of Dağ Mühendislik, stated that the real estate certificate offers the opportunity to own a home to citizens who want to but cannot afford it. He said, "With the real estate certificate, which offers the opportunity to own a home based on square meters, our citizens who are not yet able to afford to buy a house will be able to own apartments over time by adding to the square meters they already have. We are confident that this positive development will bring smiles to the faces of our sector and those who want to buy a home."

HOW WILL THE REAL ESTATE CERTIFICATE BE USED?

The residences in the project will be divided into small lots and offered to investors as real estate certificates. The certificates will be traded on the Istanbul Stock Exchange . The certificates will remain in place until the project is completed and will be withdrawn from trading upon completion.

Savers will be able to obtain certificates through their investment accounts at rates they choose based on their budget. Those who earn enough certificates will be eligible to purchase a home in exchange for their certificates.

While those who don't achieve the required certification may not become homeowners, they will still earn a profit as the project appreciates. Upon completion, the apartments within the certified sales quota will be sold at auction. The proceeds from the auction will be used to pay the certificate holders.

The process will begin following approval from the Capital Markets Board ( CMB ). Full details will be announced soon on Emlak Konut's official website (www.emlakkonut.com.tr) and the Public Disclosure Platform (KAP). Information such as the number of certificates to be issued, how many certificates each residence will receive, and the certificate fees will be finalized at this stage.

IT WILL RELIEVE THE SECTOR FINANCIALLY

Nef Chairman Erden Timur emphasized that real estate certificates will provide depth to the market and broaden accessibility, saying, "This system will also provide financial relief to the sector by enabling investor participation through square meter-based investments. Real estate certificates allow for piecemeal investment. This model not only facilitates the securitization of real estate but also contributes to the deepening of capital markets by offering accessible alternatives to small investors."
