Unrestrained house prices and record rents: the map of the real estate market in Rimini

Rimini, May 21, 2025 – Apartments are increasingly expensive in Rimini. And rents are also skyrocketing due to the scarcity of rental accommodations caused by owners choosing to use them for short-term rentals for tourists. The professionals at Tecnocasa took stock of the real estate market in Rimini. It is clear that the residential real estate market is seeing a constant increase in prices: in the second half of 2024, prices grew by 3.6% , the second province in the Region. It takes just 112 days to sell a property, when ten years ago it took almost 200. But today a house is not just a first home.
18.1% of purchases are made with the aim of making an investment . The short-term rental market continues to expand and today an apartment is also an investment from which to make a profit. In 9.3% of cases it is purchased as a holiday home, a figure that shows the attractiveness of the location. Regarding prices, the market is dynamic, notes Francesco Baldisserri, Tecnocasa area consultant, “in the historic center, in Borgo San Giuliano and in Celle. In the Celle neighborhood the prices are lower and this is attracting those who cannot find properties to rent, due to the use of tourist rentals. The rent for a three-room apartment has even exceeded a thousand euros a month .”
In the last ten years, the price of long-term rentals has grown by 20% , a constant trend so much so that in the second half of 2024 there was an increase of between 3.1% and 3.7% depending on the type of property. For short-term rentals, accommodation in the Viale Trippoli area brings in up to a thousand euros a week in the height of summer. The values of used properties are also high, with buildings from the 70s and 80s selling for 2,300 euros per square meter, while in Borgo San Giuliano they reach 2,500 euros. In the historic center, historic buildings with accommodation in good condition range between 2,500 and 3,200 euros per square meter. Those who rent single rooms in the center can get 400-450 euros a month . Another area where values are rising is Via Covignano, where new properties are sold for between 4,000 and 4,500 euros. Moving to the seaside, a luxury apartment in the Grand Hotel area costs around 5,500 euros per square meter.
